Scot R. Sandel

Managing Director

Scot R. Sandel is a veteran of commercial finance having held various roles of increasing responsibility.  He has a wealth of experience in middle market commercial lending including underwriting, portfolio management, due diligence/audit, and workout for real estate, asset based, and cash flow products.  He has underwritten and closed over $250 million in commercial loans.

Mr. Sandel is Managing Director of Watermark Advisory Group, LLC.  Watermark provides credit risk services to commercial lenders and banks including commercial loan underwriting, portfolio management and ABL field examination services.  Mr. Sandel has performed work for numerous top banks and lenders in a variety of industries.

Prior to co-founding Watermark, Mr. Sandel was Senior Vice President at Healthcare Finance Group and was responsible for developing and managing the national healthcare real estate lending platform.  There, he developed the marketing strategy and managed all aspects of the product infrastructure including establishing lending procedures and credit guidelines.

Prior to his tenure at Healthcare Finance Group, Mr. Sandel was with CIT Healthcare, a division of CIT Group, Inc;  He was a founding member of the group and a major contributor in developing the platforms infrastructure and operational procedures.  Mr. Sandel’s responsibilities included underwriting and field exam at CIT for middle market ABL borrowers and real estate borrowers.  He was a key-participant in the acquisition due diligence of a competing healthcare lender.  At CIT Healthcare’s first annual healthcare summit, he received the “Any-Time, Any-Where” award for his willingness to go above and beyond in his position.

After several successful years as part of GE Healthcare Financial Services ABL field exam team, Mr. Sandel was selected into a management training rotational program in which he held underwriting, portfolio management and workout positions.  As part of the program, he served a rotation in London, England assisting in the development of their European healthcare real estate platform.  Additionally, he received training in leadership, management, and six-sigma quality control.  Mr. Sandel holds a degree in Accounting from Canisius College.
